- Demolition of rear (west) elevation shed-roof stoop.

- Construction of rear (west elevation) addition: addition will measure 12'-7" wide by 7'-3" deep and feature a shed roof, with a 24" by 24" casement window on the rear elevation of the addition. Addition will also require relocation of the rear door and rear elevation window to the gable-roof massing to the right.

- Reconstruction of front porch (east elevation): existing porch will be demolished and be reconstructed with a foundation clad in brick veneer, new 6" by 6" turned posts to match existing, and a new railing. Wood steps will be removed and reconstructed with handrails to match railing.

- Windows: existing windows will be replaced with one-over-one, double-hung vinyl windows. Attic vents proposed to be replaced with egress windows on side (north, and south) gable fields. Egress windows to be 36" x 42". Façade window to receive 24" x 24" casement window. Façade first story will receive additional double-hung window, 36" by 72". Paired windows on south elevation to remain same height as original windows.

*If foundation must be reconstructed in locations other than the front porch, under façade bay window, and rear addition, a new or revised application for a COA must be submitted.

Construction of a deck on the rear (northwest) elevation, to be built of pressure-treated wood. Deck will be 24' wide by 16' deep on the left side and 13' deep on the right side. The deck's elevation above the ground level will vary due to topography, being 28" off the ground on the right side and between 28" and 4" off the ground on the right side. The deck will feature one set of 48" wide steps on the deck's left side and one set of 60" wide wood steps on the rear right corner of the deck. The 60" wide steps will have a 36" tall handrail to match the guardarails. Deck is proposed with a 38" tall railing, featuring 1-1/2" square balusters and 2"x4" top and bottom rails. Per 4/16/2020 HZC motion, balusters must be set into top and bottom rails on guardrail and handrail.
