Construct 2-story frame addition on the south side. The addition will feature a covered entrance on the south side. The addition will have a painted brick base to match the color of the existing brick with with vinyl trim and accents of vinyl shakes. The roofing material will be asphalt shingles.The returned cornices on the gable ends of the new addition and the rectangular attic vents will match those on the existing building. The existing entry at the north elevation will be retained but not utilized. All windows will be 3/1 vinyl windows to match the existing style.Conditions include: 1) West elevation: That in bathroom #121 a small window be added that would be in line with, and the same width as, the window currently shown above that area on the second floor, with the height of it to be determined by the Applicant with the head of the window is to align with the rest of the widows on the first floor,
and 2) East elevation: Starting on the far left side of the proposed east elevation on the lower level;
the pair of windows shown on the addition are acceptable, and, moving right to the existing structure the location and size of the first floor window is to be retained [retained = replacement windows to fit into existing opening], moving to the right the pair of existing windows will also be retained, moving to the right the existing prior removed window is to remain blocked with a shutter to be added to cover it, moving to the right the existing door is to be replaced with a window that will match in height with the far left window of the existing building, the roof above the door as well as the stoop can be removed, moving to the right the existing double windows can be closed off and shuttered, and further to the right, the proposed windows are acceptable,
and 3) East elevation: Starting on the far left side of the proposed east elevation on the upper level;
the pair of windows shown on the addition are acceptable, and, moving right to the existing structure the window will be retained with a film added onto it, moving to the right the double windows will be retained, moving to the right the existing window will be retained, moving to the right the proposed window realignment and enlargement will be acceptable, moving to the right to next 2 windows (a single window and a pair of windows) can be removed and shuttered, and to the far right the proposed window is acceptable,
and 4) Regarding the shutters, the Applicant has indicated and as part of the Motion, the Rowlock brick will remain, and when the windows are removed the infill will be cement board or other such material that will [require staff approval] be acceptable to staff such that in the future the cement board [or other material] can be removed replaced with windows,
and 5) The final shutter material also requires final staff approval once staff determines if the proposed vinyl shutters are acceptable versus a hardy panel option.

Demolish 1-1/2 story non-contributing addition and construct two-story hipped rear addition centered on rear of house to extend 15 feet north into the lot and 30 feet wide across the rear of the house. A 1-foot offset on either side of the rear facade of the main house to delineate the addition. The hipped roof is proposed to match the pitch of the side-gabled roof on the existing house. The proposed materials are asphalt shingles and smooth fiber cement board lap siding to match those on the house. The windows will be vinyl double-hung to match the size and type of those on the main house (36"x64" double-hung). The foundation, which will be smooth-finish stucco, will be exposed at a height ranging between 1 foot in the back and 3 feet toward the front of the house. Approval with the following conditions; 1) That an adequate roof construction plan be provided to show how the hipped roof addition will tie into the existing side-gabled roof on the west side of the rear elevation and into the existing hipped roof on the east side of the rear elevation, and 2) That the offsets of the addition from the main house be at least 18 inches on each side, and 3) That the rear 3-lite door will be of wood or fiberglass.

Construct one-story, 400-sq ft. rear addition with fixed-glass windows and that will serve as a sunroom/porch. The project will include the demolition of a ~100 square -foot modern-era sunroom which has vinyl-clad patio doors and a metal exterior door. Addtionally, existing shed and hipped roofs on an earlier addition on the SW corner of the house will also be removed and an extension the new shed roof will instead cover this area. The new 12/1 pitched shed- roof structure will be sheathed with ribbed metal panels in a dark color. The 9-foot wall opening will be filled with windows with smooth-finish fiber cement board (FCB) panels above and below, and on the NE elevation, three FCB panels that will match the size of the windows.The windows are proposed to be aluminum-clad. The addition also includes a ~10x14 deck, partially covered by an extension of the shed roof supported by a 6x6 painted wood column. A 3/4-light-glass door will open onto the deck. The surface of the overall support beam of the shed-roof and the foundation apron around the deck will be smooth FCB. Condition: The exposed CMU block foundation wall be as smooth-parged as practicable based on the amount of exposure (with the threshold being 8 inches or more).

Reconstruct front porch balustrade and roof support posts based on early documentary photograph. Post and balustrade will be of turned wood. The balustrade will be 36 inches high to meet code. Beveled 1x4 handrail will be set on top of a 2x4 for added height. 1x4 tongue-and-groove flooring. 2x2 turned balusters and 4x4 turned posts. The balusters will be set into the top and bottom rails of the balustrade. The top rail and design is to be approved by staff.

Paint original brick masonry walls and foundation with the condition that any mortar repair be done according to the National Park Services' Standards Preservation Brief #2.
