Construct parking garage of brick and precast concrete as an addition to an existing parking garage to the adjacent north. The garage will have two to three above-ground levels along Highland and Eighteenth. The levels are dileneated by horizontal band openings which are to include metal muntin-type framework to further break down the opening as approved by HZC staff. The garage setback along Highland Avenue will be ~14 feet and along Eighteenth Street between 4 and 6 feet. The overall height along Eighteenth Street and Highland Avenue is ~22 feet. A recessed public seating area with an angled metal panel (with rubbed finish) is to be installed at the corner of Highland Avenue and Eighteenth Street. The design incorporates large format metal panels by Duracast and angled metal blades. There will be no vehicular entrances or exits in the garage addition, only a defined opening for pedestrians on Eighteenth Street. The masonry wall the ground level will be ~ 3 feet high. The landscaping is to be in compliance with the approved plan. Added condition of approval: the the visible interior portions of the stairwell be treated in a finished manner, whether painted or use of another application

Construct rear frame porch with a ~3:12 pitch hipped roof to match the existing. The overall height is approximately 16'. The foundation height will be about 16"-18" to the rim band with the intent to match existing. The wooden balustrade is to be 31 inches high with 2x2 nominally sized pickets and 6x6 nominally sized square wooden porch posts with ~4 -inches of base trim. Flooring is to be 4-inch wooden tongue-and-groove.

The rear door on the left is to be relocated forward to the face of the new porch enclosure. The door on the right is to remain as is. A wood-framed glass transom will be installed within the wall at the front face of the new porch enclosure, as well as two-full glass panels on either side of a centered clapboard-sided panel. The same type of clapboard-sided panel is to be installed on the west side of the new porch enclosure.Matching wood clapboard siding would be utilized to infill certain areas as needed. New steps are to be of wood.

Reconstruct frame front porch with stuccoed foundation. The hipped roof is to be supported with two 6x6 posts across the front, with a half post to the left of new wooden steps and a full post on the right. The balustrade is to be 36 inches high and comprises 2x2 nominally sized square pickets and square porch posts with beveled trim at the top and bottom and on the handrailThe balustrade for the new wooden steps would be attached to each of the porch posts flanking the steps. The floor would be 4-inch wood tongue-and-groove flooring and the ceiling is to be wooden beadboard. The middle post would be centered. Design to be modified based on any physical evidence of previous front porch after removal of the asphalt wallcovering. The rear wooden deck at 8x12 in size will have a 36-inch balustrade with the balusters set into the top and bottom rail or with the ends sandwiched between 1x4 trim. The stucoed chimney stack will be repaired and repointed as needed as well as the brick foundation. The non-original front door is proposed to be replaced with vintage or new half-light with horizontal panels below. The weatherboard siding will be repaired or replaced in-kind as needed and 3.5-inch corner boards will be added. A Velux fixed curb-mount skylight is to be installed on the rear of the hipped roof as far east as possible as indicated on approved drawings. The skylight is to be at 2x2 feet in size with not more than a 3-inch protrusion above the roof surface.
