Install a transom window over the existing door. The transom will be single-light fixed glass and framed in directly above the door to bring the height of the door up to the height of the windows. The width of the casing at the top of the transom is to match the width of that around the door, and the width of the bottom of the casing will be more narrow. A trim board will be added horizontally to the front of the balustrade at the top and bottom to match the dimension of the trimboards existing on the interior side of the balustrade. The trim board is to conceal the beveled ends of the balusters at the top and bottom. The current balusters are spaced 5.5" apart and do not meet the current code. Additional matching balusters will be placed between the existing ones.
A former upper deck in the rear has been dismantled and only the floor of the bottom deck remains along with two vertical members and a lateral which are proposed to support the metal roof to be used in the proposed screened-in porch. The door to the former second level deck will be removed and the opening will be enclosed with siding to match existing. The screened-in porch is to:
1) utilize the same footprint as the remaining lower deck: 11' deep x 14' wide,
2) be covered with a 3:12-pitched roof sheathed in classic-ribbed metal (photo submitted); and
3) have the gables on both sides screened.
