Install set of wood french doors with simulated divided lights. Top half of doors to have 3 simulated divided lights to match as closley as possible the height (29") and width (29") of the lights exhibited by the original windows and sashes as seen in documentary photo and as existing on front of house. Height of the trim at the top of the door must match that of existing window (85") -- field-verify). Bottom portion of doors to be one light with 8-inch kickplate. Doors to be installed within original window opening, except for elongating the opening to the floor to accommodate doors. Construct wood board deck landing outside of new doors, without balustrade and as required by the building code. The proposal is approved with the conditions that 1) the top of the door casing align with that of the former window casing that was removed; 2) the width of the framing encasing the door windows be 4 inches; 3) the height (length) of the upper portion of the door window match the height (length) of the former 3/1 window; 4) the bottom panel of the doors be 36" in height (length) with the kickplate being 8"; and 5) the design for wooden deck landing is to be approved by staff.

New house construction based on revised drawings dated 4-11-2017. One-story, 40'x66'x25- foot-high Craftsman house with 7/12 hipped roof with cross gables. Shed roof dormer on front -- the five windows banked in the front-gabled dormer are each 3x2 in size.The 3/4-façade front porch roof pitch is engaged with the main house roof. Slab foundation faced with distressed brick (see submitted spec sheet), matching at least the height of the foundation on the house to the southeast.
All windows to be 3/1 double-hung. Square 3-light double-hung window at front porch (two square 3-light windows at the rear storage room wall and one on the northwest elevation). Sheathed in fiber cement board lap siding with a 6" exposure with a smooth finish (no faux wood-grain), and terminated into corner boards. Fiber cement board shingles in roof gable (HardieShingle- Staggered Edge panel). A faux chimney stack on the northwest side is to be of tumbled brick to match that of the foundation. The chimney will extend approximately 12" into the side setback and is to be appx. 6' wide at the base and remain 6' wide extending 5' up from grade level (constructed on slab) then narrow to approximately 2-1/2 - 3' in width for the remaining height.

The front porch will be supported by battered posts on paneled pedestals. The front porch is to have a minimum clearance of 6 feet to the front of the engaged porch support columns.The porch floor will be of 3-inch wood tongue-and-groove. The front door will be a painted fiberglass three- or six-light door with a transom. The rear and side doors are proposed to be full-light and a half-light, respectively, of painted fiberglass.

The porte cochere on the southeast side will extend southeast from the front porch and is supported on one side by three battered columns on paneled pedestals. The front porch, the roof dormers, and the porte cochere eaves facing the street will feature exposed rafter tails and gables will feature eave brackets. The rear porch is to have a wooden balustrade with 2x2 pickets and tongue-and-groove wood flooring. A driveway with two concrete aggregate (to match concrete of the public sidewalk) for the driveway wheel strips separated by a grass strip will be constructed from Deery Street to the porte-cochere.

Relocate existing rear wall of a non-original and noncontributing addition to raise the end of the current back roof by 1'-10", raising the last 7'-7" of the roof from a pitch of 4/12 to 2/12. The interior wall will be replaced with support columns on the interior to open to new addition (see floor plan). A total of nine wood double-hung1/1 windows (Pella 450 Series @57.5 " high) and a pair of full-light French doors (ReliaBilt primed fiberglass) will be added in the center of the new exterior wall. Three windows are to be added to the north of the French doors and 3 added to the south on the back exterior wall to create a sunporch appearance. Below the windows a vertical wood beadboard wainscot will be installed at ~ 3 feet in height. Three windows will be installed on the northwest side, and a single half-light door (ReliaBilt 2-panel wood or fiberglass) will be added to the southeast side of the addition. A wood stair with wood balustrade and landing with 2x2 balusters will be added to the rear center and southeast sides of the addition. APPROVAL WITH THE CONDITIONS THAT: 1) wood lattice be infilled underneath the stairs; 2) the new parging on the foundation should be a natural or brick color; 3) the proposed wood siding between the windows and each corner of the house be replaced with wood panels to appear as paneled support posts (with detail to be submitted to staff for approval; and 4) light fixture specifications are to be reviewed by staff for appropriateness.
