LEVEL 1 WORK

Repoint and repair masonry on chimney

Replace late-added second front door with wood 8/1 simulated-divided-light double-hung window to match original

Stain masonry on foundation of front porch to blend mismatched brick types; Replace later, deteriorated brick caps on front step piers and front steps with tinted or aggregate formed concrete; replace cracked stone front porch floor with quarry tile or concrete

Partially demolish non-original rear addition and replace with screened-in porch and new rear addition as shown on drawings submitted for 11/17/2016 HZC meeting. Maintain existing floor and roof structure. Siding to be 8-inch wood or fiber cement lap siding.

Remove screen and framing from lower rear porch to become a covered patio on-grade

Construct frame 12'x22' garage to rear of house as shown on drawings submitted for 11/17/2016 HZC meeting. Roof to be 3/12 shed roof covered in asphalt-shingles, with exposed rafters. Siding and trim on garage to be wood or smooth fiber cement lap siding. Doors to be carriage-house doors as specified in application. CONDITIONS: 1) The new gutters will not cover up the ends of the eave brackets (kingposts).
2) The masonry foundation of the proposed garage will be either smooth-parged stucco or distressed brick.
3) Submit specification for two proposed wood casement windows on new addition to staff for approval.
4) Samples for new matching brick, paint color, and tinted concrete on front porch to be submitted to staff for approval. Sample of quarry tile for front porch floor to be submitted to staff for approval.
5) Handrail on new side stair to be beveled or molded.
6) Fiber cement board, if utilized on the garage, to be smooth finish without faux wood-grain.

Construct an addition on the back of the house to restore a bathroom and porch which were originally existing, as indicated by plans for this house in the Barber Catalog: Modern Dwellings floor plan (1901 edition, Design 265). The room and porch are also depicted in elevation in a 1900s photograph.
The proposed building materials are wood siding, wood windows, and asphalt shingle roofing. The proposed wooden turned porch posts and gable shingles will resemble those of the front porch. The hip-and-gabled addition design and 8/12 pitch will match those of the roof of the main house. There is an Option 1 proposal for the bathroom window to a "bullet-glass" window on the addition underneath the rear porch roof, and an Option 2 proposal for siding and a wood-framed transom light. Both Option 1 and Option 2 are approved.

Construct gable-roofed dormer on hipped roof at the center rear (only) of house. The dormers are to be clad in smooth fiber cement shingles or lap siding. The pitch of the gable roof is to match that of the hipped roof on the main house. The gable is to have a set of three 3'-0" x 5'-6" wood-framed double-hung windows with 1/1 lights. The wood cornice is to be returned on the gables. A set of wood or fiber-glass full-light french doors framed are proposed to be installed in a new 6'x6'-8" opening to the right of the existing back door opening to access the deck.
