8-J-16-HZ Approved with Conditions

Construct a one-and-one-half story house with a side-gabled roof of 7/12 pitch. The 40'x66' Craftsman-style house isto be constructed as per submitted drawings 1/3/17 with the conditions listed below. The house will be constructed on a crawl-space foundation faced with a distressed and tumbled brick. The structure will be sheathed in fiber cement board lap siding with a 6-inch exposure with a smooth finish, and terminated into corner boards. Windows will be wooden 3/1double-hung. The roof is to be asphalt shingles and the roof gables and dormer are to be fiber cement board shingles equal to Hardie-shingle 6" Staggered Edge Panel.

The front porch will be supported by battered wood columns on wood paneled pedestals. The porch floor will be of 3-inch wood tongue-and-groove. The front door will be a three-light fiberglass Craftsman door with transom light as shown on approved elevations. The rear and east side entry doors are proposed to be a full-light and a half-light respectively, of painted fiberglass. The storage room access on the east side will be a 48" x72" opening with two 24" wide doors faced with framed vertical wooden or painted fiberglass boards. The bank of five windows in the front-gabled dormer are each to be 3'x2' in size. The 3/4-façade front porch roof pitch is engaged within the main house roof.

The porte cochere will extend southeast from the front porch and is supported on one side by three battered columns on paneled pedestals. The front and rear porches, the roof dormers, and the porte cochere eaves will feature exposed rafter tails and the gables will feature eave brackets. The rear porch is to have a 2x2 wooden balustrade and 3" wood tongue-and-groove flooring. A driveway with two concrete aggregate (color to match the public sidewalk) wheel strips separated by a grass strip will be constructed from Deery Street to the porte-cochere, with a parking pad also of concrete aggregate.

Construct one-story side-gabled (8/12 roof pitch) house with front entry garage. Dimensions to be 40x40 with a projecting shed-roofed, half-façade front porch measuring 20 feet-8 inches long by 8 feet-4 inches deep. Set of twin double-hung windows on the front porch. Three gabled window dormers in front pitch of roof. Sheathed in fiber cement board with roof of asphalt shingles. 1/1 metal-clad windows. Six-light wood door. Brick foundation. Steel garage door to appear as carriage house doors. Concrete driveway. Conditions for approval: 1) if a chimney is constructed, it is tol be of brick rather than sided; and 2) that 1/1 double-hung windows will be utilized throughout the house as indicated on the front elevation.

Construct a two-story addition on the north side (rear) of a 1997 office building that is located to the east of the Knollwood Mansion.
