The shed-roofed dormer on the west side of the main house is approved with the dimensions of 8 feet-high, 15 feet, 6 inches-wide and is 17 feet-deep from the ridge of the roof to the outer-most edge of the dormer. The dormer will be sheathed in fiber cement board shingle siding to match shingles to be installed in the front gable of the main house. Paired double-hung windows will be installed in the center of the dormer wall to match the configuration of existing paired windows on the main house. The windows will be trimmed with MiraTEC, a wood composite, to match the existing windows trim on the main house. Eave brackets to match the style and position of those existing on the main house will be added on the dormer on the west side. Staff recommends approval as per the submitted drawings with the condition that 1) the two eave brackets be mounted on the west side of the dormer, and 2) the window trim between and around the paired windows matches the width and type of that between and around the paired windows on the main house.


7-L-16-HZ Approved with Conditions

A three-car garage is proposed for the west side of the house, and is to be embedded into the existing topography. Additions with stucco sheathing to match the later random and rough stucco existing on the rear of the house are proposed. The additions are proposed to have simulated-divided-light-casement (SDL) windows to match the configuration of the steel casement windows on the original house. The original steel casement windows are proposed to be repaired. Within the west side addition, the exterior stone wall will be preserved; however, a 17-foot length of a later stucco wall will be removed. A bank of 3 steel casement windows on the west side are to be projected directly across from their current location to the new outer wall (see page 6 labeled "right side view"). On the rear, the sunroom and the kitchen chimney will be removed (see page 3 labled "left side view"), and a one-and-a-half-story addition is proposed in this location with a side gable facing the driveway. This addition will have a roof pitch to match that on the main house, stuccoed walls, and a bank of four wooden SDL casement windows to match those on the historic house. This approval is conditioned on retention of the majority of the stone on the west wall to be included in the interior of the master bedroom. Only the stone needed to cut a doorway and necessary to attach the roof addition to the existing exterior west wall may be removed.
