12-H-15-HZ Approved with Conditions

Construction of two-story frame 14'-2"x 29'-7" x 20'-4" high front-gabled frame garage with wood siding to rear south of house on the site of former accessory structure at head of driveway. Install 6/6 or 1/1 windows simulated divided light wood windows (to match those of the house) and wood doors. Fiber cement shutters to match dimension of window if closed. The main roof pitch is proposed to be 8/12. The roof is to be sheathed in 5-V-grooved metal. Four square skylights as shown on roof plan. Wooden stairs with a 2x2 square balustrade will be added to the rear of the structure. Balusters of step railings to be set into top and bottom rails. Half -light wood or fiberglass door on upper level.Two sets of wooden or fiber-cement louvred shutters to be installed on south side of garage. Set of salvaged barn doors to be installed on north side. A 28'x7' color-tinted concrete patio will be poured to the adjacent north of the structure toward the inside of the back yard. The concrete patio will be covered by a 5-V metal sheathed shed roof supported by five 7x7 wood columns. Garage door on front to be approved by staff prior to ordering and installation. Revised drawings dated 4-7-2016 and approved 5/9/2016.

Construct contemporary one-story frame house on vacant lot in historic district transition area. Overall dimensions are 44 feet wide x 56 feet deep.
Finished area is 1915 sq.ft. including the 484 sq.ft. garage. The low hipped roof is to have a smaller front gable and a larger front gable over the projecting garage to the right of the front elevation. The house is proposed to have brick facing on the front elevation and vinyl siding on the remaining elevations. Vinyl shakes are to be installed in the front gable. Projecting front gabled garage on the east side. The double-hung windows on the side elevations are to have shutters Conditions for approval are that 1) a double-hung window be added to the "right" or east side elevation, 2) that the vinyl siding be smooth and without the faux wood grain, 3) that the applicant /owner work with the Old Concord Residents Association to allow them the time and access to relocate, renovate, or screen the wellhouse structure; and 4) that an evergreen buffer be planted along the east property line.

Repair and replace as needed the blocks comprising a low retaining wall along the public sidewalk. Block material is to match the existing as closely as possible. Rub face of block with soil to achieve color match to existing. Provide samples to MPC Historic Preservation Planner for approval.
