Approve carport with condition that a final specification for the metal roof be submitted to and approved by staff before building permit is issued. Construct detached 14'x20' frame carport to southwest of house. Low-pitched (5/12) front-gabled roof with shed-roof skirting in front and back to be covered in metal with faux standing seams. The 2-foot overhang in the sides and 4 feet on the front and rear are supported by curved wooden eave brackets. Wood support posts to be 8x8 with 6-inch wood bases. The height is 10'-6" to the base of the intersection of the roof with the facia. The proposed structure is set back 5 feet from the front of the side addition and is 16 feet away from the side of the addition. Approve carport with condition that a final specification for the metal roof be submitted to and approved by staff before installation.

Remove wood and brick infill on front porch to restore its open configuration. Mortar for repair is to match orignal. Retain/repair original wood door and sidelights existing in the recessed entry alcove. Remove late corrugated metal carport and metal infill at roof and construct fame gabled carport in its place. Carport roof pitch to match and extend from that of the garage by adding a 30-inch knee wall for height. Re-roof garage and connector with asphalt shingles to match those on new carport. Add stucco board and half-timbering in roof gable of carport to match that of house. Support posts for carport to painted wood square 4x4s. Remove non-original window from connector portion under carport and retain/repair existing door. Install new garage door and service entry door to garage. Retain and repair existing porch floor and ceiling. Install formed concrete cap on brick baluststrade to match existing cap on sides of front steps. Infill brick removed from the porch to be reused on the now revealed front façade of the porch. Remove satellite dish. If the garage door is replaced, specs must first be provided to staff for approval.


7-M-15-HZ Approved as Modified

Construct a 10x11 wood-framed screened-in porch with pyramidal roof at the rear of the house as per submitted drawings. Also construct a 5-foot wide wooden deck running along the rear side of the porch. Wooden stairs will be constructed on the south side of the deck leading to the yard. The 2"x2" straight balusters of the balustrade will abut the edges of the top and bottom rails with no overlapping. The door from the screened in porch will be a wood-framed screen door. The new entry entering the screened-in porch from the house will be a French door. Remove non-original door and opening on the north side of the house. This door opening is to be filled and sided with weatherboard consistent with the rest of the house. Repair windows in-kind as needed. No windows approved to be replaced.


7-N-15-HZ Approved as Modified

Level I
1) Repair/ reparge brick foundation. Stucco to have no pattern or design.
2) Retain and repair in-kind, as needed, the original windows with stained glass beneath front porch roof.

Level II
1) Dismantle and reconstruct chimney matching size, formation, detail, and mortar using original brick
2) Replace windows (all non-original) on the rear and sides of house with 1/1 Siteline double-hung wood windows by Jeldwyn.
