Replace non-original, deteriorated 6/6 vinyl windows with 3/1 vinyl windows with muntins between double-paned glass.

One-and one-half-story side-gabled brick house with three-windowed central shed-roofed dormer. Full-façade shed-roof porch supported by brick piers connected with a solid brick balustrade. 6/6 double-hung vinyl replacement windows. Asphalt shingle roof. (contributing)


1) The exsiting vinyl 6/6 windows were installed in the house in the 1980s according to the applicant.

2) The lower-level window have already been replaced (without a building permit) due to deterioration of the vinyl, and the upper-level windows are proposed to be replaced next year.

3) The existing upper-level windows are vinyl 6/6 and those recently removed on the lower level without a permit were vinyl 6/6 windows.

4) Vinyl is not an appropriate material for structures within the historic zoning overlay because it does not adequately replicate wood or the original window sash profile.

5) The house is of the Craftsman style, and 6/6 pane configuration is not appropriate. The proposed 3/1 pane configuration is appropriate.
