Expand deck to east side by 10 feet and add railing to match upper rear porch. Add shed roof overhang to garage with wood support posts and asphalt shingles. Add fabric awnings on front and west sides. Replace rotted wood in-kind as needed.

Queen Anne with Eastlake influence (1889)

Two-story with weatherboard wall covering. Hip roof with lower cross-gables and imbricated wood shingles on front and side gables, sawn wood brackets and asphalt shingle roof covering. One-story one -bay rear porch has turned wood columns, sawn wood trim, and lattice. Double-hung one-over-one windows. Original George Barber Design #40 in "Cottage Souvenir #2."


STAFF FINDINGS:
1) The submitted photos, mock-up, and site visit indicate the the proposed wooden deck expansion to match the existing deck will not be prominently visible from the street.

2) The wooden deck expansion will not destroy historic material and could be easily removed in the future.

3) There is documentary photographical evidence that the house originally had awnings over some windows as depicted in "Cottage Souvenir #2, " original George Barber Design #40.

4) The proposed overhang is located on the garage at the far rear of the lot and will not be prominently visible from the street. The overhang is appropriate for the type of existing garage.

PORCHES p. 19
1. Porches on historic houses shall be repaired or replicated using wood materials for ceilings and floors, balustrades, posts and columns that duplicate the original size and design. Reconstruction of the documented original porch is appropriate.

WALL COVERINGS p. 23
6. Replace only the deteriorated wood. Reconstructing in order to achieve a uniform or "improved"
ppearance is inappropriate because of the loss of good historic materials.

SECRETARY OF INTERIORS STANDARDS
9. New additions, exterior alterations, or related new construction shall not destroy historic materials that characterize the property. The new work shall be differentiated from the old and shall be compatible with the massing, size, scale and architectural features.
