Staff Recommendation

Staff recommends approval for the construction of a frame carport based on the work description and revised drawings submitted with this application dated 2/24/2016. The roof peak may be constructed up to 15 feet tall as needed to maintain 8/12 roof pitch.

Construct 17' deep x 14' wide x 14'- high carport a per drawings submitted for this application. The height to the interior ceiling will be 9.5 feet. The roof will have an 8/12 pitch with 12-inch overhangs and will be covered in a neutral color of asphalt shingles. The 8x8 support posts with trim at the top and bottom will be painted. The gables will be wood sided or scalloped wood shingled to match the front gable on the main house. The fascia boards are to be 8"-9" wide. A circular wooden vent will added into the upper center of the gable facing the alley. All construction as per drawings submitted with this application dated 2/24/2016, except that the roof peak may be constructed up to 15 feet tall as needed to maintain 8/12 roof pitch.

Construct wooden deck with balustrade at rear southeast corner of house in location shown on drawings dated 12-8-2016. Deck to be ~ 7 feet deep by ~19 feet long surrounded by two wrap-around steps with enclosed risers below the porch level. Pine deck boards to be ~6 inches wide by 5/4" thick

Two-story frame with weatherboard wallcovering. Hip roof with lower cross gables and gabled front dormer and gablet with louvered attic vent. Sawn wood bargeboard with pendant. Sunburst design applied on front gable with twenty-light window and fishscale imbricated shingles, dentils at cornice return on front gable. Two-over-tow double-hung windows with casement windows on sun porch. One-story full front porch, patially enclosed for sun porch with wood posts on brick piers and brick balustrade. Brick foundation. 1) . . . New houses in the district might have had garages, with the same roof shapes and wall coverings, or with wall coverings that matched the primary building on the lot. Buildings resembling servants' quarters or carriage houses, work buildings, or simple one story garages are appropriate to be constructed in the Fourth and Gill District.

2) The frame building materials including 8x8 wood posts and wood siding or shingles on the gable is compatible with the mtaterials of the main house.

3) The 8/12 roof pitch is compatible with that of the main house.

4) The overall size (14'x17') and height (14 ') is typical for outbuildings in the district.

5) The size and height does not overpower the lot or the house.

6) The location of the proposed carport to the rear of the house and facing the alley is appropriate.

7) The proposed square concrete pavers are appropriate for a parking area in the rear yard.
