Level II
1. Masonry/Chimneys. Rebuild SE chimney from roofline, reusing existing brick. If new brick must be added, match existing as closely as possible. Add appropriate cap to west and SE chimneys. Remove non-historic NE stove chimney to ground. Where stove chimney was removed, patch roof to match existing roofline and add in-kind siding milled to match currently existing historic wood siding.

2. Porch. Replace rotted column plinths (due to insufficient porch slope) with paintable aluminum plinths. Add an abacus to the capital of each column (standard for Tuscan columns of the style and in the neighborhood.)

3. Windows. Replace existing later-added windows on rear enclosed porch with wood divided light window to simulate existing. Where stove chimney was removed, add wood casement window.

Level I - Standard Repair/Replace
Repair damaged wood details. Refabricate with wood where repair is impossible. Tuckpoint west and SE chimneys and foundation where needed using historic mortar formula. Replace existing porch decking in-kind. Repair storm windows.

c. 1890 Queen Anne with Craftsman influence

Two-story frame witn L-shaped plan/ cross-gabled roof. Knee braces in front gable and samll imbricated shingle triangular section at front gable, exposed rafters. One-story half front porch with round wood columns with altered Doric capitals, square bases and dentil moldings at cornice line indicating the Free Classic version of the Queen Anne style. Two original brick chimneys- one interior offset and one interior side. Later stove chimney on NE side. Prairie-style transom and sidelights at front entry.


The rear sunporch is not original to the house and appears to date to the 1940s. The proposed windows are replicate the original as much as is feasible with new wood products.

The rear stove chimney also appears to date to the 1940s and is not a character-defining feature.

There is adequate visual evidence supported by standard construction practices that the columns were improperly installed without adequate capitals at one point; therefore, it is appropriate to install correctly designed column capitals based on common practice.

The proposed new window will be on a secondary elevation and be in keeping with those on the back porch.

4. If replacement windows are necessary, they should be the same overall size as the originals, with the same pane division, and the same muntin style and exterior depth, width and profile. False muntins or grids should not be used.

7. It can be appropriate to design and install additional windows on the rear or another secondary elevation. The designs should be compatible with the overall design of the building.

2. Identify and preserve masonry features that define the historic character of the building, including walls, railings, columns and piers, cornices and door and window pediments.

5. Match new mortar with the original mortar in color, composition, profile and depth. If necessary, analyze the
original mortar to determine the proportions of lime, sand and cement. Do not use a "scrub" technique to repoint. Change the width or joint only if the change will return the joint to its original appearance. Do not remove sound mortar.

6. Never repoint with mortar of high Portland cement content unless that is the content of the original mortar. Using a high percentage of Portland can create a bond that is stronger than
the historic masonry material and can cause severe damage during the freeze and thaw cycle.

5. Distinctive features, finishes and construction techniques or examples of craftsmanship that characterize a property shall be preserved.

6. Deteriorated historic features shall be repaired rather than replaced. Where the severity of deterioration requires replacement of a distinctive feature, the new feature shall match the old in design, color, texture, and other visual qualities and, where possible, materials. Replacement of missing features shall be substantiated by documentary, physical, or pictorial evidence.
