Demolish late, non-contributing lean-to on rear of house. Construct an approximately 20'x40' one-story frame addition across entire rear of house. Addition to have twin gables and centered gable covered entrance facing the rear yard. Construct an approximately 40-foot wide wooden deck approx. 12 feet beyond the addition into the rear yard.
One-story frame with aluminum siding. Cross-gable roof with asphalt shingle roof covering. One-over-one windows. One-half front porch with square wood columns. Interior offset brick chinmney. Brick foundation. Rectangular plan. (contributing)
1) The addition will be on the rear of the exising house, but will be viewed from the public right-of-way on the right (east) side.
2) The addition will not be higher than the existing house.
3) The addition is distinguished from the main house by recesses on each side.
4) The windows and french doors provide at least 10% transparency on the sides of the addition as recommended by the guidelines.
5) A 6-foot-wide recess between the back corner of the original house and the side walls of the new addition is proposed on each side as recommended by the guidelines.
6) The recesses are 4 feet deep, which meets the recommendation of the guidelines to create bays that are at least 2 feet in depth.
7) The pitch of the twin gables on the new addition are similar to the pitch of the main roof.
8) The foundation height of the new addition is consistent with that of the existing house.
9) The one-over-one double-hung windows and the accent windows are appropriate for the style of the house.
