Staff Recommendation

Staff recommends approval of the window replacement beneath the west-end steps with louvers in a fanlight motif. The material may be treated wood or smooth fiber cement board to reduce the liklihood of rot. Staff recommends a light tube in the proposed skylight location instead of a deck mounted skylight.

1) Replace 3-tab asphalt shingles with dimensional shingles on the west roof of former gymnasium. (Level 1)
2) Install 22-inch x 30-inch flush skylight near the south end of roof as noted in submitted photograph. Example of proposed skylight as indicated in Figure 1.
3) Replace late-added semi-circular glass window at north end of main building beneath steps with wood louvers with fan-motiff infill that is similar to that of the arch infill over the main entry door facing Glenwood Avenue.

Colonial Revival (1913;1926)

Two-story brick building. Six-light wood double doors for north entry, topped with arched transom. Half-view entry door on east wing and monumental concrete stairs on the north elevation of the east wing. Entry to original building on east elevation removed. Flat roofed section on the east and two story section with raised bsement to the rear. Gymnasium to west with front facing gable roof and gabled portico. Limestone quoins, brick water table, dentil molding, keystones and limestone sills highlight the buildings. Wood double-hung windows throughout the building, some twelve-over-twelve, nine-over- nine, eight-over-eight and fifteen-over--fifteen. Brick chimneys at entry to gymnasium and at the gable end of the south façade of the east wing. One-story bay with paired six over eight double-hung windows appears on the south façade of the east wing


West-End Stairs
1) There is evidence of water infilltration beneath the stairs on the west end and the existing window in the arched opening is rotting at the corners.

2) The arched infill window beneath the stairs on the north end is late-added and not original.

3) The space beneath the north-end stairs is not habitable and should be vented to allow moisture to evaporate.

4) The proposed infill arch will be vented and will match the existing fan-motif transom infill over the north-end main entry.

Skylight Installation
1) The proposed location for the skylight is visible from the north public right-of-way, but is on the back end of the building, so is somewhat further away from the frontage along the public right-of-way.

2) There are pipe vents protruding from the roof, but they will not obscure the view of the proposed skylight.

3) The proposed 22-inch by 30-inch skyight is proposed to be mounted as flush as possible to the roof, so will project only by an inch or two.

4) A light tube would be less obtrusive than a deck-mounted skylight.
