Removal of non-historic prefabricated accessory structure in rear.

New secondary structure to be recessed behind primary structure; measuring 8' wide by 12' long. Secondary structure will be located 1'-4" from interior (left side) property line and 3'-6" from the rear property line. The shed features a low-slope (1/12) metal roof with parapet, wood siding, and a post and beam foundation. The shed features a wood double door on the north elevation, and a single-light wood picture window on the east elevation.

Removal of existing wrought iron columns and railing and installation of turned wood posts with a square picket railing. On the front gable field, applicant proposes new square cedar shingles with a square wood attic vent to match original.

Revision to previously approved rear addition; previous approval included single-light wood casement windows with wood transoms. Applicant now proposes windows in the same design and placement, but aluminum-clad wood material instead of wood.

Conditions of approval identified at 3/17/21 HZC meeting: 1) submit final dimensions of porch columns and balustrade for approval by staff; 2) incorporation of additional elements connecting the shed with the original house, with approval by staff; 3) postponement of review of new curb cut and driveway extending off Eleanor Street pending further investigation by applicant.

Proposed new accessory structure (accessory dwelling unit) to be located behind the primary residence. Overall form and design reviewed and approved with conditions by the HZC in November 2020. Due to the completion of a survey and site plan constraints; new application includes the rotation of the previously reviewed structure by ninety degrees, with the garage door now facing the alley. New structure to measure 28' wide by 22.5' deep. Structure to be placed to the rear of the primary residence, set 12' from the rear lot line and 5' from the interior side lot line.

Accessory dwelling unit to feature a 10/12 gable roof clad in asphalt shingles, with the front gable fields aligned with the alley (garage elevation) and the primary residence. 3/12 shed-roof dormers are centered on each roof slope, featuring 1/1 double hung wood windows (32" wide over 48" tall, centered over lower windows). East and west elevation windows are 36" by 36", excepting southeast elevation (fronting house/rear yard), which are 34" by 54", with window headers aligned with door headers where relevant. New design also includes a door on the leftmost bay of the west elevation.

As previously reviewed and approved, the shed will rest on a concrete slab foundation and be clad in fiber cement (Hardie Plank) lap siding with 4.5" reveal. Windows are double-hung, wood, one-over-one. Project includes a small rectangular deck, using Trex Enhance brand decking extending off the southeast elevation fronting the rear yard.

Per conditions of approval, gable fields will be clad in Hardie shingle siding, Hardie lap siding with a horizontal trim piece, or cedar shake siding to match existing house.

Per previous review (10-K-20-HZ), approved with conditions at the November 2020 HZC meeting, application also includes the demolition of a non-contributing garage in the rear and the modification to a previous COA to use a Trex Enhance decking material on a new rear deck (instead of wood decking - all other specifications of approved COA remain).

Garage door specifications, final door selection, and placement and design of shed-roof awning over door to be submitted to staff for approval before permitting.

Conditions of approval identified at 2/18/21 HZC meeting:
1) Revise site plan to show 12' minimum rear setback from the alley;
2) Retain previously-approved first-story window sizes;
3) Align west elevation door header with windows;
4) In gable fields, install shingle siding to match the main house or use a painted lap siding with a horizontal trim piece separating the first story from upper gable fields;
5) West elevation windows on first story to be aligned with second story windows
