CThis project involves modifications to the existing front and back porches of the home. The front porch will be renovated to replace the existing 41-inch turned balustrade with 36-inch-high 2x2 nominal square balustrade, and replace the deteriorated porch floor with tongue-and-groove. The back porch will be renovated to match the materials and balustrade design of the front porch, with the following additional renovations: (1) demo of hipped and shed-roofs of rear and sie porches; (2) addition of 3:12 hipped-roof screened-in back porch that will extend 10'-9" from the now-existing back porch.The porch will be 20 feet wide (extending an approximate 6 additional feet south) and will cover an existing small window; (3) removal of inaccessible and rotting third-floor porch to accommodate the roof of the new screened-in first-level back porch; (4) addition of stairs from the existing back porch to allow yard access; and (5) the addition of lighting and expansion of the existing concrete slab in the backyard to create a usable area under the new screened-in back porch addition. The area underneath the stair case will be screened from Caswell with vertical wood slats with a decorative diamond pattern. Condition: that the front and rear balustrade are constructed with nominal 2x2 pickets rather than turned (as shown in submitted 3-D rendering).

Demolition of late front porch enclosure and reconstruction of front porch to match original as closely as possible, based on remaining physical evidence on the house. Install new 3x5 vinyl double-hung windows into upper front levels to align with each other. The original front door and sidelights will remain in place. Replace the existing second-floor non-original door with a steel 36" X 80" full-lite door as per picture submitted.

BUILDING MATERIALS:
The porch railing will be wood constructed with a top rail and bottom rail with square wood balusters.

Top rail will be 3-1/4" wide x 1-5/16" tall. Bottom rail will be 2-1/2" with 3" tall kick space blocks. Handrail to be 36" in height with spindles spaced every 3-1/2". Porch columns will be 4X4" wood posts with decorative wood trim.

Ceiling will be bead board. If existing bead board ceiling can be salvaged and repaired, it will be retained. If not, new bead board will be used on the ceilings of both second floor and first floor porch ceilings.

The house is currently clad in 12" Masonite siding. The sides of the house that will now be exposed by removal of the addition will be covered in the same siding and painted to match.

Second floor porch floor will remain tongue-and-groove. The first floor porch floor, whichis currently a mixture of deck boards and vinyl flooring, will be replaced with 4-inch nominal tongue-and-groove flooring.

Two steps will be constructed at front of the porch with handrails built to match the railing design. Wooden handrails will be 36" high with spindles placed less than 4" apart. Risers will be no more than 8" with treads at least 9" in depth. Nosing to be a minimum of 3/4" but will not exceed 1-1/4".
