7-M-17-HZ Approved with Conditions

Construct a 25-foot X 25-foot two-car frame garage in the the rear yard, facing the alley. The hipped-roof structure, at an overall height of ~27' high and ~18'-4" to the average roof height, is to have a pitch to match that on the main house, as well as cross gables on the east and north elevations. A gabled dormer will be featured on the west elevation. The structure is proposed to be sided in wood clapboard or smooth fiber cement board, and have a roll-up metal garage door that appears to be two doors facing the alley that hase a carriage-style appearance and hardware. The second level will have 1/1 wooden double-hung windows, and the front gable and north and south elevations will feature 3x3 square wood fixed or casement windows. The three service doors (1 single and 1 pair), facing the house, will be of smooth, painted fiberglass with solid or glass half-lite panels above and recessed panels below. The eave, cornice, and soffit design is to be similar to that on the main house. APPROVED WITH THE CONDITION that corner trim boards are to be added to match those on the main house.

Replace asphalt shingle roof in-kind with charcoal gray shingles; replace or repair gutters, fascia and soffit in-kind where deteriorated; repoint brick chimney to match historic mortar and according to National Park Service Preservation Brief #2; and add wooden step rails to match previously existing at 36 inches high with 2x2 square balusters spaced at 4 inches on center. Pickets to be set into top and bottom rails. Top rail to be beveled and will terminate into 4x4 wooden newl posts. NOTE: CONDITION OF APPROVAL: SPACE EXISTING STEP HANDRAIL BALUSTERS TO 4 INCHES ON CENTER TO MEET BUILDING CODE.

LEVEL I
Remove aluminum covering from window frames.

LEVEL II
Replace the wrought iron balustrade with a 36-inch-high wooden balustrade with 2x2-inch square balusters (at 4 inches on center). Wooden porch roof support posts at 9"-6" x 9'-6". The current wooden balustrade and square newel posts are to be lowered to 36 inches and 39 inches high respectively. The egg-and-dart decoration at bases of the newel posts and columns will be removed. The top rail of the balustrade will have a circular cross-section with an outside diameter of at least 1.25 inches and not greater than 2 inches to meet building code.
DENIED: The current door and sidelight replacement, and balustrade are not approved and are in violation of the historic district zoning code and the building code. Please contact Building Inspections to determine the timeframe within which to install a new door, sidelights, and balustrade without incurring a fine. A new door and sidelights, without a transom, may be approved upon submittal of specifications to the Historic Preseravtion Planner.
