Construct 24 ft. by 24 ft. or smaller carport as per drawings submitted and approved at the June 16th HZC meeting with the exception of the roof deck being no higher than 14 inches above the main floor level of the house. The deck railing is to match that on the existing rear steps and be no higher than 36 inches.

Remove existing front porch and construct new front porch as per approved drawings submitted for the June 16th HZC meeting.The dimensions of the porch are to be 12 ft. deep with the width not to exceed 14 feet. The upper porch floor will be recessed 6 inches below the baseboard of the porch to conceal Trex board decking that is to be installed over a waterproof surface. Storm water is to be directed into gutters on each side concealed by trim. Design for approved metal top rail of porch balustrade to be included with submitted construction drawings.
