New two-story Folk Victorian-style farmhouse with twin front gables, a one-story side-gabled wing on each side, integral garage on east side with overhead carriage-style doors, and hipped-roof front and rear porches. Front setback to be 60 feet. Brick foundation, fiber cement board siding (without faux wood grain), asphalt shingle main roof and porch roof, and 1/1 double-hung windows with vertical board shutters (not raised panel as depicted in submitted elevation). The front door will have vertical inset wooden panels below with a half-light above and will be of smooth-finish fiberglass. The fanlight over the entry door is to be replaced with a plain rectangular transom. The front and back doors are to have a single light, not multiple panes. The front porch is to be tongue-and-groove, laid perpedicular to the house. Porch posts to be square wood (not round tapered as depicted in elevation), and porch balusters to be wooden 2x2 square on the front and back of the house. Mock-up of tumbled/distressed red brick and mortar foundation to be provided for approval.

Construct two-car detached garage 24' x 28' with attic level at end of driveway. Roof to be 10/12 pitch side gable and ~18-foot overall height to peak. Single centered dormer to be hipped-roofed to match the style of that on front of the existing house. Asphalt shingles to match those of existing house. Siding to be beveled wood to match existing house. Eaves and overhangs to match the depth, width, and other dimensions of those on the existing house. Wood side-open casement windows in dormer and double-hung 3x5-1/2 in gables. Entry door to be fiberglass or wood and 36-inches wide with half-light. Overhead garage doors are to mimic carriage house doors without feaux wood grain.
