Replace existing deteriorated wooden garage door with steel garage door with applied wood trim and subtle wood-grained laminated face panels.The configuration of the wood trim may be Option 1 or Option 2 as submitted with the application. The two top horizontal panels are to be obscure glass. Applied "bean-" style hinges and handle.


7-E-14-HZ Approved with conditions

After-the-fact replacement of original one-over-one double-hung wood windows with vinyl windows is denied. Approval of installment of wood double-hung windows on two front porch windows to match originals (and within original openings) is approved with the following specification: Ply Gem 100-double-hung wood window with no muntins.


7-G-14-HZ Approved with conditions

Replacement of overhead garage door with a steel, paneled, windowless overhead garage door. After-the-fact approval is conditioned with the application of hinge and handle hardware and a shadowline down the center to allude to a side-opening garage door. Applicant has a compliance period of 15 months from the approval date listed below.


7-H-14-HZ Approved with conditions

Replace four metal porch supports with four turned wood posts with size and type to be approved by staff. Newel posts are approved to be added as needed to the inside of each of the two lefthand porch entry posts. Stair rail re-design and placement subject to staff approval when final design is submitted. Cover stairs in wood or brick subject to staff approval when final design is submitted. Replace metal front porch balustrade with 2x2 square or turned wood balustrade with intermediate rail below top handrail to meet building code height. Install 3.5" wood tongue-and-groove porch flooring on sleepers over existing concrete floor, laid perpendicular to the front facade. Replace siding in front gable of projecting wing with wood fishscale-shaped shingles with size to be approved by staff. Denial of the proposed sawn porch post brackets.
