Face of soffit at recessed front to be clad with metal panels and underside of soffit to be clad in smooth fiber cement board. Add horizontal band at top of front façade and a vertical element on front façade at east end of stair landing-- all of smooth fiber cement board. Add new ramp with masonry foundation to new glass entry door on the west side. Metal ramp railing and porch railing on the front landing to match with horizontal rails. Install new signage of individual letters, and 3 light fixtures on front façade. Per submitted and signed-off drawings.

Construction of two one-story additions, one 18'x24' on each side of the east and west sides of the house. Both additions are set back from the front of the existing house by 10'-0". The corner boards of the original block of the house will be retained and additional corner boards between new and existing construction will be installed on the front west elevation as indicated on the submitted drawings. Repair two original windows on the west side and one on the east. The owner intends to store the historic windows with the house. The additions are to be wood-framed with siding, a brick foundation, and one-over-one wood windows. The roof of the additions will be hipped and covered with v-grooved natural- finish metal roofing to match that of the existing house. A porch/stoop is proposed to be added to the east side with a 3/12 hipped roof supported by square posts. The door on the stoop is proposed to be a half- or 3/4-light wood-framed door, with a clear glass transom above. A pair of wood-framed full-light doors is to be installed in the rear of the west addition.

LEVEL I WORK
Applicant is to consider repair of those window sections that could feasibly be retained. Clean and repoint original brick on foundation using Preservation Brief #2. Repair in-kind two single windows on west side.

LEVEL II WORK
1) Replacement of two sets of original 9/1 twin wood windows with wood 9/1 simulated divided light windows on west side (totalling 4 windows).
2) Replace all siding on west side of house with poplar siding to match existing.
3) Jack up the brick foundation on the west side where sagging by removing 30ft starting at the front corner and moving toward the rear of the house and across the front of porch 20 ft. Reuse existing brick for the outside of foundation and match mortar color and joint size. The average height of foundation is 3 ft.
4). Replace front steps a 5/4 x 12 tread with rounded nose and 3/4 wood riser. Steps will be the same width from brick wall to wall. Top step will be dropped down one step.

Approval of an alternative design for retaining and blocking out the bottom half of two existing south-facing windows from the interior. Preserve the original windows on the south side of the house by adjusting the design of the interior counter and cabinetry in order to retain the full window-opening size. Approval of rear of house door replacement with double or single (along with sidelight) wood-framed full-light door and opening enlargement. Approval of garage door replacement with specifications for side-hinged-look doors with a wooden appearance to be approved by staff. (Denial of the garage door specifications submitted with this application).

Second level of stairwell to be glassd in on the south side. The mullions are to be 4-inch-wide steel covered with wood facing attached to window. Add 29-inch high concrete pad stair landing on south side and stucco all faces to match that on house. Cover brick wall on lower portion of newly constructed stairwell on south side with smooth-finished fiber cement board to match dimensions and profile of wood siding on main house. Appearance of detail of transition of siding to brick on garage wall to be approved by staff. Window replacement with door on 2nd level of south side not yet approved.


11-L-13-HZ Approved

Replace non-original storefront and wood frame with new storefront with fiber cement board frame and beadboard panelled base. Replacement door to be a full-light wood frame door. Configuration of storefront to more closely match original with 90-degree angled display windows (rather than canted) framing a central resessed entry as shown on submitted drawings.
