9-E-19-IH Approved With Conditions

If using a gravel surface,10-15 feet of asphalt or concrete is required to be installed from the street to keep gravel off of Hiawassee Avenue. Landscape timbers or other barrier approved by Knoxville City Engineering must be installed along both sides of the driveway and around the parking pad to contain the gravel.
The parking pad must be screened with either landscaping or fencing from the side and rear property lines. Prior to Planning approval, the applicant must specifiy which screening will be used.


10-A-19-IH Approved With Conditions

Approved with the following conditions:

Include at least one 3 by 5 window on the left elevation (pg. 10).
Utilize lap siding over Dutch lap or horizontal panels to more closely resemble the exterior materials historically utilized in the neighborhood (pg.13).
Use brick instead of stone on foundation and piers.
Add two feet on the front porch to create a porch with a depth of 8'.
No grid windows.

The required front yard setback has been reduced from 25' to 13' with this approval.

Approved with the following conditions:

Include shake and vertical siding as proposed on the front elevation not be "optional" but part of the final design.
Mark the large shade tree in the rear for preservation on the plot plan (pg. 5 and 16)
Screen the parking pad visually screened with landscaping or fencing and identify what type of screening will be used prior to permitting (pg. 7)
Utilize lap siding over Dutch lap or horizontal panels to more closely resemble the exterior materials historically utilized in the neighborhood (pg.13).
Remove shutters
No sliding doors on the left elevations.
Access to the parking pad is permitted only from the alley and not Huron. Work with City Engineering for final parking pad location and design.

Approve as submitted with the following conditions:

The front yard setback should move further from the road by 2 feet to follow the curve of the road with regard to the setback of the adjacent houses. The new setback should be 24'-6".
Windows should be 3' wide by 5' tall.

The reduction in the required front yard setback from 25' to 24'-6" is approved by issusance of this COA per the Infill Housing Guidelines.
