DENY. Although the proposed building meets most of the standards in the design guidelines, there are several details not addressed by the proposed building.

1400 Laurel. Queen Anne. Two story with artificial siding. Hip roof with lower cross gables. One over one double hung windows. One story full front porch with Octagonal bay, replacement wood posts and sawn wood balcony. Wood side stair accessing second story. Brick foundation.
1408 Laurel. Two story frame with artificial siding. Hip roof with front facing lower gable. Two over two double hung wood windows. Replacement gabled front porch with square wood posts and sawn wood balustrade. Brick foundation. Irregular plan.

Proposed infill building: Two and one-half story with front facing gable roof and optional side gabled dormers. Paired windowswith eight over eight pane inserts. One half front porch with front gable, posts on brick piers. Split face concrete masonry foundation. Each of first two stories is 8-1/8" tall with one foot floor divisions and a porch floor up three risers from ground elevation. Depth of front porch is 6 feet with a front facing gable roof.


1) Bays composing up to 60% of a front façade should extend up to 8 feet beyond the predominant portion of a structure, or alternatively, a porch should extend along the front façade. A modification that provides a bay extending 50% to 60% of the front façade, or a front porch that extends 75% to 100% of the front elevation would satisfy this requirement. (pg. 5, Design Guidelines).
2) New buildings on Traditional lots with appproximately 50 feet of frontage should be set back the same distance as the majority of pre-1940 houses on the block. Moving the proposed structure forward to match the approximate 14' to 15' setback of adjacent buildings would satisfy this requirement. (pg. 4, Design Guidelines).
3) The foundation material of split-face concrete block is not included in the materials recommended by the Design Guidelines and should be changed to brick or stucco. (pg. 11, Design Guidelines).
