Staff Recommendation

DENY Certificate No. 80411MEC. The removal of chimneys that are visible from the street is not consistent with the Masonry, Chimneys and Foundations section (pg. 12-13) of the adopted Mechanicsville Design Guidelines.

Remove existing masonry chimneys below roof line; reroof using 3-tab shingles.

Queen Anne Cottage (c.1890)

One story frame with weatherboard wall covering. Hip and lower cross gable roof with jerkin-head gables and asphalt shingle covering. Lunette attic vent. Sawn wood bargeboard. Roof cresting on central portion of hip roof. Double hung one over one and two over wood windows. One story two-thirds front porch with brick piers, fluted round wood columns with Ionic capitals, cornice modillions. Projecting square bay on front elevation. Brick foundation. Two interior off center stuccoed brick chimneys flanking central hip and roof cresting. Irregular plan.


Ms. Stephens intends to provide the Commission with photographic and written documentation of the expense of removing the chimneys. It is not a course of action that she wishes to follow; financially, she cannot afford to rebuild the chimneys. Denial of this application will not, in her present financial condition, result in rebuilt, sound chimneys, but in simply leaving them in their present condition until they collapse.
