Staff Recommendation

APPROVE. Windows proposed for replacement are in very poor shape, and second story windows are not consistent in design with first story windows. Wood double hung replacement windows meet the adopted guidelines (4th & Gill Guidelines,Windows 11-4).

Windows

Replace windows, with windows identical in size (replacing sashes) with one over one double hung windows that will match the one over one windows on the first floor, or in the alternative, six light interior grid and exterior grid upper sashes which will match the current second story windows but will not be consistent with one over one original windows on the first floor.

One story frame with weatherboard wall covering. Side gable roof with front gable with elbow braces, imbricated shingles in gables. Cross gabled roof with brackets, wood louvered attic vents and asphalt shingle roof covering. Second story front balcony with shingled walls and sawn wood balustrade. One over one double hung windows, with some second story six over one. One story full front porch with square shingled columns and shingled balustrade. Two interior offset central brick chimneys. Brick foundation and brick buttresses at front steps. Transom and sidelights at front entry.


As part of the window replacement project, the applicant hopes to remove the aluminum storm windows that are currently on the building; those windows, due to their uncoated aluminum frame, are intrusive to the overall architectural design.
