APPROVAL of boundary adjustment and drive aisles, parking, fencing and landscaping as shown on Option 1, Option 2, Option 3 submitted plans. Final site plan to be approved by MPC and Council.

Adjust zoning boundaries of H-1 Historic Overlay on east and south sides to reflect those on submitted site plan (approximately 35 feet from south rear porch foundation and approximately 10 feet from the eastern wall of the house. Add drive aisles on front, east, and west sides. Add parking on the west side. Add brick pillar signage and black wrought iron fencing as shown by ---x----x---x---- on plans. Install shrubs as indicated on final submitted plan with landscaping details to be approved by MPC staff.

STAFF FINDINGS
1) The applicant has submitted three site plan modification options, each of which has the potential to be considered as a condition of approval by MPC and Council for modification of the zoning boundaries.

2) Since the surrounding land of the site does not retain any its historic integrity due to earlier grading and removal of trees, the modifications to the boundaries will not significantly detract from the historic integrity of the property if developed according to the submitted plans.

3) The vegetative buffer on the west side adjacent to the Seven Oaks subdivision was required as a condition of the 2007 rezoning to Planned Commercial (PC) is proposed to contain parking spaces, but a metal fence will be added in order to provide additional security for the neighborhood. The applicant has met with and obtained the consent of the neighborhood association for this modification to the buffer. The buffer modification will ultimately require the approval of City Council.

4) In previous meetings to date, MPC staff has been satisfied with the developer's conceptual site plans
and fully supports restoration and reuse of the historic Sherill house. If the site concept plans submitted to MPC do not differ substantially for those submitted to HZC, MPC staff will recommend approval of this request at a future meeting, subject to development in accordance with a conceptual plan that would be attached as a zoning condition.
