Adjacent structures: 1323 Grainger - (c.1910). Two story Craftsman with weatherboard wall covering, hip roof and three quarter one story front porch. 1339 Grainger - (c.1910). One and one half story Queen Anne Cottage with hip roof with lower cross gables and hipped dormers, one story wrap around front and side porch.

Proposed structure: Two story frame with hip roof with lower cross gables and composition shingle roof. Paired and tripled two over one windows. Vinyl siding to emulate weatherboard on first story, vinyl shakes on second. Corner boards. Paired cornice brackets under overhanging eaves. One story front and side wrap around porch with extending porte cochere, square 10" to 12" columns, sawn wood balustrade with 2x2 balusters on 4-1/2" centers. Split face block foundation. Minimum foundation height - 24". Height of first story - 9'1-14". Height of second story - 8'1-1/4" Slope of roof 9/12.


The bulk, mass, and design details of the submitted plan are acceptable, except that the use of wood siding, wall shingles, double hung wood windows and wood tongue in groove porch floor are required by the design guidelines. Split face block should be modified to either a brick veneer or a parge coat can be applied to the slab foundation. The heights of the foundation and the first and second stories are acceptable; the roof slope is appropriate. Additional side windows would bring the exterior into conformance with adjacent buildings, although care needs to be exercised to avoid windows that are aligned with the windows of next door houses.
