Staff Recommendation

APPROVE redesign of front and rear of building, which is consistent with adopted Fort Sanders Design Guidelines. APPROVE redesign of vacant lot and landscaping at 1532 Forest.

1) Construct new rear addition, removing earlier additions and constructing new two story addition with rear porch. Footprint of original building approximately 1,500 sq. ft.; footprint of addition and new space approximately 180 sq. ft.. 2) Restore front porch. 3) Remove chimneys, reusing brick in plinths and brick facing for rear addition foundation wall. 4) Install parking lot on vacant parcel at 1532 Forest Avenue.

APPROVE STAFF RECOMMENDATION WITH MODIFICATION SO FRONT DOOR DESIGN INCORPORATES A TRANSOM AND THE SAME TRIM AS CURRENTLY FOUND ON THE WINDOW, WITH A FULL-VIEW GLASS DOOR, AND THAT THE REAR PARKING LOT BE DENIED WITHOUT PREJUDICE.

Two story frame with wood lap siding. Hip roof with lower cross gables, hippped front facing dormer. One over one double hung windows with nine light vent in dormer. One story one-half front porch with second story balcony, fluted round columns, paired at first floor porch steps, with Doric capitals, sawn wood balustrade, inset patterned sections and square posts with inset panels on balcony rail. Full view front entry with transom and sidelights. Brick foundation. Paired foundation height brick piers at front entry. Irregular plan.


Addition of an unobtrusive front entry door on the front porch is good solution allowing interior access. Brick chimneys will still be removed, even though brick may be reused, which will result in a change in character.
