APPROVE the Use on review development plan for 87 lots, subject to 5 conditions:
1. Meeting all applicable requirements of the Knoxville Zoning Ordinance.
2. All proposed landscaping, as shown on the plan, shall be installed within six months of the issuance of the final occupancy permit for this development. Any existing mature vegetation along the property's northern boundary shall remain, where practical.
3. Meeting all applicable requirements of the Knoxville City Arborist.
4. Meeting all requirements of the approved Concept Plan (4-SA-04-C).
5. Prior to the issuance of building permits for this development, a revised Use on Review development plan reflecting the conditions of approval must be submitted to the MPC staff for approval and certification.

With these conditions of approval, the development plan meets the requirements of the Knoxville Zoning Ordinance for use on review approval.
