Replacement of 12 non-original 1/1 double-hung wooden windows with new windows to match as indicated by submitted spec sheet. Fixed transom lights over windows to remain. Repair existing windows as needed.

Queen Anne (c. 1890)

Two-story frame with weatherboard wall covering. Hip roof with front gable, two -story turret with roof removed, asphalt shingle roof covering, stylized Palladian attic window, sawn wood roof brackets and imbricated shingles in front gables. One -over -one double hung windows with transoms. Two-story two-thirds front porch with turned posts on brick piers on first story and paired turned posts on second story on shingled balustrade. Second -story posts have stylized capitals. Interior offset brick chimney. Brick foundation. Irregular plan. Projecting two story bay on south elevation with fanlight transoms.


STAFF FINDINGS

1) The exisiting windows are not original. MPC files indicate that replacement windows for non-original windows were approved in 2004.

2) The fixed transom lights over the windows are to remain.

3) The thermo-seals on many of the windows have broken as indicated by submitted photos.

4) The wood frames of the proposed windows are similar in dimension to existing original wood windows on other houses in the district and therefore meet the Secretary of Interiors Standards for Rehabilitation.

Window Recommendations:
Rehabilitation and New Construction

1. Vinyl and aluminum replacement windows should not be used.

2. Any original windows should be reused. It will be much less expensive and much better historically to retain the original windows.

4. If replacement windows are necessary, they should be the same overall size as the originals, with the same pane division, and the same muntin style and exterior depth, width and profile.
