APPROVE Certificate No. 110708ONK WITH MODIFICATIONS. Applicant wants to place garage half way back of the front façade of the building. Design guidelines state "Garages shall be located to the rear of the primary building on the lot."(M3, pg. 29)

Level II. Replacement/repair

Construct frame garage in side yard, halfway back (approximately 70') from front line of house, with garage door opening to Armstrong. 5' setback from side line. Roof pitch to match existing on house, wood weatherboard with brick base, carriage style plank door.

Modify location (per Plans Review) to be 5-10" further back with 8" property line setback. (1/13/2009)

Queen Anne Cottage with Craftsman influence (c.1900)

One story frame with weatherboard wall covering. Hip roof with lower cross gables, asphalt shingle covering, diamond shaped imbricated shingles in front gable, single pane vent window in front gable. Double hung replacement windows and replacement picture window on front elevation at porch. One story two-third front porch with gabled roof with exposed rafters and trusses, square brick posts on brick balustrade. Brick foundation. Irregular plan.


The adopted design guidelines, M3 (pg. 29) provide that "Garages shall be located to the rear of the primary building on the lot." Commission may want to consider, however, that moving the garage farther back on the lot will disrupt an existing outdoor seating area.
