DENY WITHOUT PREJUDICE. The general design of this infill housing is appropriate for the Fourth & Gill Historic District. However, there are specific design elements that should be more specifically detailed in order to allow adequate review.
A "denial without prejudice" will allow the applicant to reapply without observing a time limit imposed by the Commission's procedural rules, and will give time to adequately detail specific design elements. However, the Historic Zoning Commission should be aware that there are issues contained in the zoning ordinance and subdivision regulations; these issues will be addressed at MPC's monthly meeting on November 10, 1999.
