Level III. New construction of primary building(s) or deviation from guidelines

Construct new primary building. The proposed infill design is a two story Craftsman bungalow that includes a large, full front porch with tapered square posts on short piers, exposed rafter tails, and a gabled central portico, small paned front windows, doubled on either side of front entry, and a front facing gable. The side elevation includes a square side bay facing Seventeenth with brackets on the undreside and exposed rafters at the roof, and a hipped roof side-facing dormer. The rear elevatio includes an overhang supported by five brackets at the rear roof eave, and swquare bay with exposed rafters, a rear deck with a railing of square sawn wood ballusters set into top and bottom rail Garage doors access the raised rear basement; overhead doors with details reminiscent of carriage doors will be considered for this basement level garage. Posts supporting the rear deck should be detailed more than the standard supporting square posts. Gables will be comprised of singles, while lap siding will be used on the remainder of the building. The front foundation wall may be brick, but concrete block with a stuccoed pargecoat will be used on other elevations. The new structure's setbacks:- Front wall 30' from Clinch (with 10' deep front porch), 10' in each side yard, which follow the provisions of the adopted Ft Sanders Design Guidelines that require a side yard setback narrower than current subdivision standards, and a smaller front yard setback; these setbacks make the size and placement of the structure consistent with historic buildings remaining in the NC-1 overlay.

The lot in question contains a house that was approved for demolition at the Stepbmer 18, 2008 meeting. The proposed infill design is a two story Craftsman bungalow. The basic size and style have not changed. Modifications to he drawing submitted for the September meeting have been modified to include a larger front porch, a square side bay facing Seventeenth. The rear porch design has also been modified to present an improved rear façade when viewed from Seventeenth.

New structure - Front wall 30' from Clinch (with 10' deep front porch), 10' in each side yard.


The applicant has worked with Duane Grieve (volunteer from HZC) and Randall DeFord (volunteer with Ft. Sanders neighborhood) to accomplish changes that modified the design reviewed at the September 18, 2008 meeting.
