I urge you not to change the build-to ordinance in such a drastic fashion. Certainly, specific parcels are difficult to develop under the ordinance (that's the purpose of variances). But on the whole, perpetuating a hostile environment for pedestrians will never be good for Knoxville. The city is growing and we need urban corridors to become more...urban. That means getting rid of outdated and low-value land uses that inhibit growth. We have some of the the ugliest and least safe arterials in the south. A big part of that is car-only land uses that exclude all other users. These also tend to have very low return on development (in terms of value per acre). As long as we have transit, we have to support walkability on all of our corridors. I urge the planning commissioners to a) consider the bus system redesign that prioritizes these corridors (esp chapman and kingston pike) and b) consider other constituents besides strip mall developers and people that are trapped in their cars. In 30 years (when these buildings will still be in place), these corridors should look different if we expect to handle the growth most people want. We have to have corridors where people can safely walk to accomplish that growth. Land use is the biggest part of the equation, that sticks around the longest. The rest can come later.

What a terrible idea. Knoxville needs to be taking whatever steps it can to become a more walkable, bikable city. This amendment would undermine those efforts, and it would do so in some of the parts of the city that need not less but more pedestrian-friendly infrastructure. I urge the Planning Commission to reject this amendment.

I am writing in hopes that you will vote down the amendment 8-A-22-OA. We need to build for the future and that includes multi-mobility options and need to push for this on every new development. It is unacceptable to build new construction with only cars in mind. Once building/infrastructure is built it is extremely expensive/hard to retrofit pedestrian infrastructure. We must be better planners for the future of our town than the past planners.

Deny this rezoning! Keep some of the integrity of south Knoxville yall have already gentrified east Knoxville and have made everything unaffordable. Where you are trying to build these houses, I have grown up riding 4wheelers and running with my dogs through those woods for the past 26 years. This community doesn’t need any more expensive neighborhoods. You’re not doing this for the people who have grown up in Tennessee.
