11-A-19-IH Approved


Plat is in compliance with the subdivision regulations.

New lot is in keeping with the character of the neighborhood.


11-B-19-IH Approved With Conditions

Approve the subdivision with the exception of the front setback noted on the plan. The setbacks will be approved as part of the site plan/building plans when the lot is developed.


11-C-19-IH Approved


This plat removes the old lot lines on both properties and cleans up the side setback issue with the southwest property line of lot 9R.

Lot 9R is in compliance with the lot size and lot width requirements of the zoning ordinance and is in character with the Oakwood/Lincoln Park neighborhood.

Lot 9R1 has a lot width of 63 feet versus the 75 feet that is required in the R-2 zone. However, the lot was previously 50 feet wide, so the plat brings it closer to compliance.

The new lot width and lot size of lot 9R1 is in character with the surrounding lots, as there are several existing lots on this same block with a lot width less than 75 feet and a lot area less than 7,500 square feet.


11-D-19-IH Approved With Conditions

Approve the proposed development with the following conditions:
1. Install a walkway to the street (there is no sidewalk to connect to, but the Committee would like a walkway to connect to the street instead)
2. Utilize lap siding over dutch lap or horitzontal patterns (should not be flush)
3. If using a gravel surface, a minimum of 10-15 feet f asphalt or concrete is required to be installed from the street to keep gravel off of the alley. Landscape timbers must be installed along both sides of the driveway and around the parking pad to contain the gravel.


11-E-19-IH Approved


This plat cleans up some issues with the old lot lines. The old lot line on Lot 23 went through the existing house and the old lot line for lot 27 created a remnant on which it would be difficult to build.

The new plat creates lots that are buildable and that are in keeping with the character of the neighborhood.

Plat is in compliance with the subdivision regulations.

Closed contour lines indicate a drainage culvert and are not sinkholes.
